The seller wants a quick sale.
Anything over $4000 and I think it will go.

I'm sure he thought he could get $5000 but I'm not sure. Maybe in a couple months when the weather breaks.

Right now, it's a best offer situation...and bring all offers.
$2500 is on the table already but don't expect him to take that, never know, but that's my guess.
